2025 Outlook For Commercial Real Estate 

While we are not expecting a sharp rebound in 2025, the market is ripe with opportunities for strategic investors. As we wait for valuations to bottom out, investors should not rely solely on lower interest rates
or declining cap rates. People should focus on pockets of growth where rent and net operating income will increase. Look for markets that are growing from big business expansions, new healthcare services, new entertainment projects and new school construction. Alternatively, focus on refurbishing well-located, older buildings because they are less expensive and often easier to finance. Lastly, with many CRE loans coming due this year, well-capitalized investors will likely find plenty of discounted assets. Expect recovery to vary by geography and asset class, with cap rates compressing in high-demand markets and sectors.

Mic & Deb Cowart Support Coastal Conservation 

Mic and Deb Cowart joined Will and Ellen Ohmstede to celebrate the launch of the partnership between the Gulf of Mexico Trust and the Harte Research Institute, aimed at preserving a vibrant Texas Coast and Gulf of Mexico for future generations. The Cowart's have been very dedicated to coastal conservation for years.

Hosted by the Texas Parks and Wildlife Foundation and the Coastal Conservation Association, the event allowed Mic Cowart to address local media about the ongoing “Rigs to Reefs” project. This initiative is a collaboration among Texas Parks and Wildlife Foundation, CCA, Friends of Sabine Reefs, and various Gulf Coast industrial and private businesses dedicated to creating and sustaining marine ecosystems.

 

The event took place in Houston on Thursday, October 24, 2024.

Chevron Honors Women In The Military

Cathy McClain, Colonel (retired) USAF, in photo with Mic and Deb Cowart delivered an inspiring message titled “Never Accept the First ‘NO.’” at the recent event honoring military women hosted by Chevron. A pioneer among women in the Air Force in Colorado Springs, McClain enjoyed a distinguished career, including roles as a pilot, a commanding officer, and a Pentagon tour. The event welcomed active and reserve military women, including guests from the Houston Mayor’s Office, represented by Dr. LaShondra Jones, US Marine (inactive).     

                              Betty Robinson, 87, a retired U.S. Air Force veteran was a special honoree.

    Her remarkable journey was shared with the crowd.

 

 

Enlisting in 1955, she excelled in the entrance exam and trained at San Antonio, eventually becoming the first African American C-118 flight attendant. She served celebrities like Bob Hope and Bing Crosby on their tours to entertain troops abroad. After marrying a fellow Airman and having six children, she earned both a Bachelor’s and Master’s degree in social work. Betty dedicated over 20 years to the Veterans Administration as a clinical social worker before retiring.

 

While we anticipate that transaction activity may show only modest growth in 2024 compared to 2023, we believe our clients value our expertise and insights into the market.

 

As we enter deeper into the fourth quarter, our team is energized and focused on exceeding client expectations while achieving our year-end goals.
